Flip side, for a third of that you are trained to find properties using creative finance taking over existing low interest loans that cash flow and you are buying in decent neighborhoods with every day lunch box Joes that have kids and go to work and pay rent on time. 

I still have plenty time left saving but when the time comes I’ll either be looking into conventional  loans, or some type of remodel loan to pay for the repairs of the property I am looking to fix up, because as far as I’ve seen so far it’s hard to find a good deal starting out unless you buy it as discounted as possible and put some sweat equity into it, let me know your thoughts on that ur possible.

They are offering to buy my rental...seems as though they will 3rd party sell it immediately, likely to a fix and flipper.

We are considering stepping in and trying to buy the place, but looking for some guidance on STR and what kind of money this place can bring in. 

As a CFA you probably know the old quote from Warren Buffett who said something like "buy what you know and understand". 

I too though these were good investments early on 2020, but the whole premise of buy now, lock in now is nonsense.

In fact because an IRA kicks off UBIT on leveraged real estate many people opt for private lending until the account has enough to buy real estate in cash if that is their goal. 

If that makes home buying affordable without putting you in a pinch financially, go for it.

Should I just buy the rental first personally and then transfer it to an LLC later?
