HI BP,Hoping to brainstorm with all of you on ways to finance my second property. 

The only one I am really worried about is water as the other two utilities are fixed.Here are the things I have brainstormed for this to work.  

i appreciate your input on this as im in the brainstorming phase of this.the way i was going to approach this is to coordinate with a potential note buyer what they would need in the way of risk mitigation upfront to make the note more attractive.a rmlo  would originate the loan.the servicer would be poised and ready.the down payment would be 5-10%the first lien loan would be 70-75% of loan valueid be selling the first 120 payments not the note itselfthe interest rate would be 8-9%would that still be such a deep discount ?

I wanted to start this discussion to try and help other new investors brainstorm real estate strategies. 

I have no interest in doing anything below board, and this has me concerned.Thank you all for any help you can give in brainstorming disadvantages.
