Your backup plan for financing when the bank gets the note from the state that there is now property tax because of the new owner?

If it takes ALL of your Heloc line to pay in full I would not do that. you want some backup for emergencies.

I lost a property once when I submitted my 1031, actually what happened was it verbally went pending (not accepting backups) the night I turned my paperwork in.

Initially when you open the 2 credit cards your FICO will drop due to "average age of accounts," but it'll shoot right back up as you spend a year establishing an on-time payment history. 

QuickBooks or other accounting software via bank feed (set up classes for QuickBooks Online) with receipts being your ultimate back up.

I think a good economic argument could be made for an air-source heat pump with a natural gas furnace to provide backup below certain temperatures.

Funny this thread popped back up after I posted it a year ago- I just came up on orders to Korea last week! 

If you can back up and prove everything and be up front with any new potential landlord I think you’re in good shape.
