I run a large group called Black Diamond which alternates between Waltham and Worcester, our last meeting had 106 attendees. 

I'm going to leave this in both threads since you asked this question twice (in the future, try to avoid double-posting).I wouldn't say it's a matter of cleaning up an act so much as attendees managing expectations.

Afterwards most of the attendees go a few doors down to socialize.

Finding deals good enough to interest them is the gold.Attend various real estate investor groups in the area, bearing in mind that where the group meets is not indicative of where the attendees buy. 

I am currently viewing multi families with a real estate agent, and am looking to purchase one this spring.I have also started a monthly meet-up in Manchester, CT that has been extremely educational and beneficial to me, and the other attendees.  

Attendees will be able to post their haves and wants . . . should be a chance for some business to be done.

The attendees are different, but also each club has its own personality, and you may click with some more than others.

I'm hoping our attendees will be live blogging here on the forums, live tweeting, and sharing tips and tidbits from our speakers throughout the event.If not . . . we'll, I may just have to do a little of that while on stage in front of 300+ people . . .

It seems like real estate guru class attendees end up taking classes until they run out of funding then never buy any real estate.
