My intent with this post was to kind of prove my point or figure out that Grants 0 to 100 units is not so attainable as he makes it seem for the newbie that has never done a deal.

It seems like you're a proponent of holding just barely enough equity in a property so as to attain the highest possible ROE. 

It basically teaches you personal finance and wealth building tactics that are simple and attainable.  

Or, using Nik's analogy above, perhaps he's trying to inflate the price attempting to attain a 50/50 split: $1.9m for the land and $1.9m for the construction.Figure out what number works for you and make an offer to see if he bites!
