I have potential tenants that are in recovery for drug and alcohol use. 

Who cares if you sell pens, scaffolding, concrete, weed or alcohol?  

However, you can INVEST in real estate, private property, gold silver, notes mortgages, llamas, businesses, horses, stocks, bonds, basically anything but life insurance, collectibles, alcohol-The irs does not recommend or authorize any investment and if you look on their scam page it specifically says if anyone tells you the investment is recommended by them it is not true.

My options are...as I see them:---Buy one property/year and hope for massive appreciation (not likely in OKC) leaving me with 7 properties in 5 years...that may or may not meet my goal---sit tight for 1 year and start a BRRR funnel while saving and drinking from the information firehose.

@John Woodrich ........there’s been a few nights of beer drinking in my life where I wished I could just switch my status to “account closed” and disappear the next day Great answer to her question though, do you think it’s worth getting contractors license considering my situation?

I am available anytime Sunday for coffee or lunch and Saturday late afternoon for a drink.
