What are some tools or accessories that have proven very useful to you as a Property Manager?

It also turned out that renting AirBnB is not allowed in this town, but you could rent out the garage as a Accessory Dwelling Unit.

When you say fixtures are you referring to faucets, toilets, accessory kits , lights, chandeliers?

My business partner just permitted his 10th ADU in Los Angeles (aka accessory dwelling unit / garage conversion / in law unit / granny flat / casita / tiny house).

This is one that isn't so obvious in the selling guide so you have to actually know how to search the selling guide to find this stuff.According to Fannie Mae guidelines:Rental income is an acceptable source of qualifying income in the following instances:one-unit principal residence with an accessory unit.

"Your landlord rents a portion of their own home or an accessory dwelling unit to their own home and no longer wishes to share with you."

I quickly checked the permit exemptions and see them actually as more liberal in some cases, such as the size of unpermitted accessory structures and allowing you to put up fences without permits.

In addition to a main house designed in this fashion I would consider adding an accessory dwelling unit that could be rented out.
