Lastly, check any shared doors or gaps and add door sweeps or weatherstripping to block sound from traveling between the units. 

In Dayton, I find most of my clients like A/B class 1-4 units because they can actually cash flow AND be in great areas.

I don't have any brand preferences personally (I use Fantasy Spas at most of my units but I'm sure there are alot of reputable options), but just make sure wherever you place it is built to handle that type of weight.

Ask how many units they manage and how much experience they have.

Compare that to national competitors Vacasa or Evolve for example. 

At this time I manage and renovate majority of all my units to keep cost low but most likely not the best use of my time although I'm skilled at it.

I just don't have the capacity to respond to guests needs and run out and get something to staff the unit if there is a need or fix something. 

She wants to learn if it's possible to flip in the United States, remotely, and what that would look like.

If I would have bought a sustained portfolio with multiple units rather than starting with a single purchase I truly believe I would have lost a lot of money while my systems flailed rapidly attempting to catch up. 

I am currently living in one of the units and renting the other one.
