We started by cleaning out any evidence of animals and repaired the damage they had done to the trim and walls.

What's more, in one house we rented with a more strict HOA, we had the additional responsibility of making sure the entire yard was within suitable standards (mowing and edging the lawn, trimming bushes, removing weeds, etc.).  

I know you will paint because you are using flex trim.

Our contractor put them in (they were huge) we had the Amish make all the curved oak trim.

I do an inspection six months later and see the walls are dark red with grey trim, black, bright pink, and poorly done.

We use the same color on everything, so ceilings/doors/trim/everything is a nice cream/white.     

Seriously though, I know white cabinets, dark wood trim, white painted brick (a cardinal sin to paint brick anyway IMO so good riddance there), glass block bathrooms, Tuscan kitchens, brass hardware, reclaimed wood, Edison bulbs, furniture and fixtures made out of black pipe and distressed wood, interior sliding barn doors, pastels, too much granite, chevron patterns, whicker furniture, etc. have all been way overdone recently and are on their way out now, and brightly painted cabinets are in, but beyond that I’m not sure what the “next” design trends are currently.

All new plumbing fixtures; replacing wood on deck and repainting exterior (trim).

For example, adding trims and painting a single room takes me a long time.
