Seller finance isn't one thing, it is a series of techniques. 

You can find standard agreements via google and tailor them to your needs.   

Generally I use other companies that provide the service because you more easily tailor the type criteria you are looking for.

Tailor an offer with multiple “outs” that give you the time and opportunity to go out and raise the equity for the deal.
