Your profit projection uses “TV investment math” and that makes it very wrong.  

The house next door rents for $350 per night and it's just a standard house with no pedigree.With that said, corporate events and weddings would be the big revenue generators supplemented by guided tours when the house was not rented.What I would do is renovate the interior of the house to match the interior of the Brady Bunch TV Show.

Andrew Johnson , or a reality tv show .There seem to be a dozen or so flipping shows .. but I think it could be good entertainment to have a reality show based on landlording in the hood.Lots of drama !

I have also heard about TX having a series LLC which allows you to own multiple properties under the same LLC, but with none of them being connected (if you were to be sued, the LLC would be sued and the properties under the LLC may not be up for collection...YES!).
