Do you want to build a business that requires attorneys, reporting to partners, exposing yourself to liability when you fail to meet a partner's expectations, supervising property managers, etc?

Most Brokers won't want to take you on because they have to accept the responsibility/liability of supervising you, but you won't be producing any income to help them build their business.

Have a day where the kids cook and clean up after dinner (assuming they are old enough, but even a 10 year old with some supervision can do a simple pasta dinner or pizza). 

I do realize that even if I were to have a real estate agent help me, their work would still technically have to fall under the supervision of a broker.

@Serafin Achurra, In most states in order to obtain a license as a realtor/agent you need to work for a brokerage under the supervision of a broker.

Aloha,If you are thinking of Property Management for others, In Nebraska, you DO need to have a Real Estate License, and work for a Brokerage, under the supervision of the Broker.

I am pretty close to being ready to undertake a deal, with my main current decision being whether to work with this one contractor who is Philly-licensed but works more often out in Main-Line suburbs or taking the plunge and learning by fire trying to GC myself with some kind of mentorship and quality control supervision. 

This is a very expensive supervision option and only works if you scale so you can check out multiple properties at once.

Maybe your supervising PM knows the particular owner and knows they don't want to be bothered but communication is usually appreciated. 

So they are a problem, but an even bigger problem is the VERY POOR quality of work and lack of supervision from the GC.
