Looking to start a property management company

I've been contemplating starting up a property management company utilizing the Avail platform. I was thinking if I create property accounts for the owners directly then I don't need to hold owner accounts/monies and thus don't need a broker and therefore can charge a lower % management fee. I talked to a real estate lawyer and he said that's a bit of a grey area. I would set myself up as a contractor setting up the software for the landlords but would that still constitute collecting rent? I worked for a property management company before, handling the maintenance complaints for over 400 doors so I've developed a good relationship network with trustworthy vendors in the Orange County area and I've also worked for myself as a handyman for a couple years. I have a friend who is a real estate agent who would be willing to help me as well. Any insight or advice? Or anyone interested in hiring me on their team for rehabbing or their own property management?
