How could we YOLO into First Republic Stock?

In Aussie we don't have such a commission structure.There is only a listing/sellers agent commission.Get's paid 2-3% and most homes are $1m+ as Aussie is expensive as F#$@"Buyers agents" exist in Aussie and do "voodoo guru" promo with "Buying below market value" spiels, etc... and charge $10,000 - $15,000 AUD to help source off market deals, etc... and only get hired by investors that are looking for a "hidden" opportunity per se.Might be a good idea picking up some EXP stock or HOUS stock on this news.I'm sure over time they will find another way to charge and make up margin

It's the only brokerage that gives you stock at certain intervals and allows you to purchase it at a discount.

I wouldn't do just a condo. you could build your own triplex and convert to condos as a "development partner" or on your own if you aren't experienced and full return of capital. my suggestion would be to invest near the urban core over suburban deals and avoid older housing stock like columbus has more than 100 year old houses. anything pre 1950 I wouldn't touch 

And we've done it with the stock market almost fully recovered back near ATH's, the housing market staying strong despite huge changes to interest rates, etc.Maybe it's all a mirage and one last hurrah to hold on before the big crash everyone has been anticipating finally does come, and I've been a bit of a doom and gloomer myself, but I think if you'd asked a year ago if it were possible to get back to 3% inflation in a year with the stock market within 5% of all-time highs and housing prices still within 5% of the peak every single person would have said it was impossible. 

I'm basically 50/50 right now between real estate (accurate equity assessment) and stocks (index funds/401k, roth IRA etc).

Stock and bond markets are taking the inflation news with zero grains of salt.

Don't know anything about them but per my calculations they are taking 27.2% of the capital appreciation on the New Braunfels deal at the end per their projections which seem optimistic in this oversupplied environment, (Austin MSA with largest new multi-family projects coming out this year in the country ,8% of total existing stock and already seeing rent rate declines of near 10%in the city so far) and they are taking a big chunk of the monthly cash on cash as the preferred payouts for their 3 different classes are well below the projected cash on cash total.
