This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

If the plumber finds evidence that the tenant is responsible for the clog through neglect or abuse, then charge it back to them.

Today you would get arrested for child abuse.

If something needs repairs b3 abuse the tenant misused it.

On the other side of the spectrum, I leased a 6 bedroom home I owned in a very marginal neighborhood to a husband and wife who rent rooms to mothers and children escaping from abusive relationships who have money but don’t want to stay at a homeless shelter but want counseling and companionship.  

They get burned out dealing with tenants that do not respect what they have and abuse the property and their landlord.  

"Free markets" function when there are few bounds on legitimate, efficient transactions but not when fraudulent and abusive practices are allowed; I'd just like to know where wholesaling falls.

No abuse, no trying to devalue a person,etc.

It's kinda like someone yelling at someone who is about to step in front of a bus.
