Inverse bell-shaped curve: Class C/B properties are less work than Class D/A properties *in general* - because D properties are going to keep you busy with turnover, damages, police, etc, and A properties are going to demand close attention to detail in return for that upper-end premium.Personally, I don't have the stomach for dealing with D class properties/neighborhoods, so my preference is C class housing in B class neighborhoods, where I can add some value and get some good tenants.
