Sometimes cities will allow this, but it depends on local zoning rules.If neither option works, it might be worth consulting a real estate attorney to explore your options.

The thing is, everyone else is doing the same thing and many of them deeper pockets than your or I. 

To answer some of your questions, I’ve been in it for 9 years my intention was just to live there but then I got the investing bug so not I’m seeing what options I have.

Just to make sure we’re both on the same page, I’m referring to the annualized total return that is included in the bigger pockets rental calculator — I wasn’t intending to compare RE to stocks, but maybe I’m missing something in your answer.
