There is a difference between a repair cost and a total replacement cost. 

I left with a sniffle, with bleeding fingers, cracked lips, and a perpetual risk of a nosebleed in the heart of Denver winters that get so cold, my toes start to turn blue after 5 minutes outside. 

Here's another way to look at it...Let's say you have a HELOC and a 30-year fixed 1st mortgage. 

It will include a compact bathroom, a tiny kitchen area, and a heater—just the essentials to make it comfortable for someone to stay in.

This will cost money to maintain, cost money to manage leasers, subject you to the will of tenants/leasers should they damage something, should someone get injured, your money will be gone (for now), subject you to the will of the market, interest rates, potential market volatilities.. you will need a lawyer at that amount for sure and a good CPA.

We actually have our main meeting coming up on January 14 and a county meetup in Clermont the following week .

One day several weeks after close, they sent me an "invoice" via email with no body, just an attachment with a jumble of line items - It included one of the two items they were getting a quote for me on (new flooring), some but not all of the items they were supposed to fix as part of the contract (with prices even though they were paying), and a few other items I was not familiar with.
