We've gotten a great painter that cost about what you said and I should be able to get that number down with some better coordinating on my part.

If a tenant realy wants a room a different color , I have my painter do it .BUT I charge the tenant upfront twice , once to paint the color they want and I get the money to paint it back to the original color .   

Do you have multiple Sub Contractors, for similar trade skills, such as plumbers, electricians, flooring crews, painters, etc.?

Also, we are generally able to get in the same price ranges that J Scott has on Estimating Rehab Costs from 2011 when working with other contractors in the area.We have an awesome painter in case you are interested. 

On my most recent rehab, there was a white tile back splash I wanted to keep, so my painter recommended a darker shade of gray for the cabinets.

Hire a the a Great Painter with at least 4 guys and not a One-Man-Show.

It makes the painters job a lot easier if he does not need to protect newly finished floors. 

He's got great connections to electricians, plumbers, painters, etc. but sometimes he's just spread so thin it's hard.

Rents ran $2,500/month back then and I was at least $5,000 ahead, counting money on hired painters for $1,500, spent 6 hours waiting for people showing up, collected 15 applications, 30 people showing up, reviewed the top 4, and didn't collect any application or credit checking fees.
