Townhouse fix & flip investment in Houston.

Purchase price: $75,321
Cash invested: $34,000
Sale price: $165,975

Landed a wholesale deal and decided to fix and flip

What made you interested in investing in this type of deal?

ARV was high

How did you find this deal and how did you negotiate it?

Handyman friend of a friend.. see it "pays" to tell others what you do

How did you finance this deal?

Hard Money Lender

How did you add value to the deal?

Sweat Equity and Good Cheaper Contractors

What was the outcome?

Got a Contract no Closing in June

Lessons learned? Challenges?

Hire a the a Great Painter with at least 4 guys and not a One-Man-Show. Do a complete walk-thru before you pay.
Don't Hire - DYI contractors because they take too long
