Here is something that I didn't see anyone else mention yet; SINGLE MOTHERS.

You might be able to land some traveling nurses etc during the off season.

We are just looking for something that we can buy and hold or rent for long term or even mid tern rentals since we are close to several hospitals here and there's a lot of travel nurses. 

That was completed mid- 2022 and is now consistently rented out to traveling nurses at the 200 acre Med center located 1 block away.

For how long have you been producing income as travel nurse?

Property is owned by a Trust (My mother owned it and passed away) I'm the trustee of the trust but the lease is in the name of the management company which is an LLC and I'm the only member of the LLC..

then you'd have two units instead of one where nurses wouldn't have to share.  

That said, we have a guest in our 1/1 who has extended her nursing contract for the 2nd time so she will have stayed 9 months total.

And this area has a lot of students with parents who foot the housing bill.The group of students offered us the numbers below but traveling nurses would probably pay more.
