But, I'd ask them about themselves, then start blabbing a bit, and they'd get comfortable enough to start blabbing, too, and before you know it, they've accidentally told me they were planning to stay for just a couple months and then go home to India for the summer LOL.  

I never got closure for his death . . . they were Muslims and had weird burial customs . . . not sure if they have a wake or anything, no funeral notice.

If you are investing from India, I would also recommend thinking about how you will be able to manage the property from such a distance.

I would rather pay $150/hr for the firm to use pay someone in India $20/hr who has 8 years of experience. 

I can only say that from our 100s of clients in your situation who are helping family in India and Pakistan own in the US, it widely depends what rules and regulations to follow based on your facts and circumstances.

Since 1992, its GDP has grown by an average of 5.5% per year and, in the whole world, maybe only China and India have beaten that and only Panama comes close in the Americas (but Panama is not the best market for short-term rentals, as I've mentioned in a previous rely above).
