You need to make sure you fully understand and grasp the underwriting process prior to being able to confidently present LOI to sellers as well as deals to outside investors.

I live in a very transient area...so one of my frustrations is when people who are not from here, or havent lived here that long have a hard time grasping the concept that the listing price needs to be ignored altogether.
