Anything I can do to troubleshoot before calling an electrician?

Do you know what is expected of an electrician/plumber/framer, i.e.is their work up-to-code when they're done?

As to absolute costs, different trades in your area will charge within a range of price points (electricians, plumbers, drywallers, tilers, carpenters, haulers, etc.). 

Before you tear out these substantial-sounding improvements, why not have a licensed electrician look at the work and give you an opinion as to its safety and soundness? 

Hi K-Man,We found the best place to find handyman, cleaners, electricians, plumbers, etc. is to find the Facebook groups for home owners in that market and ask the people there. 

So that's nice from a liability perspective but I am still concerned about tenant safety.I confirmed seller will not replace knob and tube at their expense and their comment,  "Per the electrician - there is active knob and tube wiring in the attic.

Plumbers, electricians and everyone else wants to charge through the roof right now.So is it harder to flip right now, well, YES.BUT you can usually get a better price.

Minimum you need a handyman, a furnace maintenance company, plumber, electrician.
