The PPP is only 3 years, so you'd have plenty of time to choose between years 4 and 10 if you wanted to refi or just pay if off before your first adjustment ever occurs.  

ALL taxable gains carry over for the rest of your life or until you choose to sell without exchanging.

But that is not really a con because, that just depends on who you choose ti rent to.

Most importantly, choose a market that aligns with your goals!
