The benefits of refinishing the hardwood is that it won't need to be replaced/refinished as often as carpet but this is in a cooler climate where I'm sure many prefer carpet in the bedroom. 

However, the temperature is a good 5 or more degrees cooler with less direct sunlight than upstairs. 

Hi Adrian, As I stated before, I'm not on BP much any more, and leaving tuesday on a 7 week RV trip to find cooler weather!

I sold a walk in cooler and freezer on ebay and helped the guys take that thing apart.

It’s gotta be cooler but it also can’t be Midwest/sith/south east humid.

I would want to mention that rental season will be ending as soon as the weather cools down, if you are looking to start before the end of the year, depending on the area it might be hard to get quality long term tenants during the cooler months.

If anyone Like it so much put out a cooler full of beer and a little spot for someone to pee and shoot up on their property.

There are more problems with what you're trying to do than benefits....3 steps away is a sink use that for water.encourage them to use a water cooler if they don't like tap water.or they can use some sort of filtered jug like a Brita.Water lines can get damage.
