Ridge lending I believe does refis in your state look them up and call them and they can answer all your questions! 

@brendalyons glad to be on here @jameswise thank you, I actually saw  a Holton Wise dump truck at the Ridge Rd.

It's a small 2BR/2BA, about 820 square feet, just outside of Denver, CO (in Wheat Ridge, about 15 min drive from downtown Denver).  

Now we have areas like Derby Ridge, where I lived during college, that have became the worst neighborhoods in town.

I did end up getting two places under contract, A duplex off of dorchester road in the Oak Ridge estates and a condo in Columbia SC which I got for a steal, though it has some mold issues with it.

As well as HVAC that don't work, hot water heaters that are rusted inside, roof rats in the attic ( only $2K to seal up the roof ridge line and set traps)...That's why I do not have a lot of faith in wholesale repair estimates - it is always up to every buyer to really know what they are getting in to - with their due diligence.

Check if ridge lending does REFIs!

There are some areas of town that are getting a ton of money dumped into them in the near future: Pleasant Ridge, College Hill, Madisonville, Eat Walnut Hills, Incline District of Price Hill to name a few.
