Unless you’re going to make a lot of low ball offers or buy or sell a lot of homes for yourself (and save commissions) it may not be worth it.

The plan before breaking up with my GF was to buy multi family with her in NJ, but lift threw me a curve ball....

We will have a fair amount tied up in renovations when we are done, somewhere in the ball park or $65k, we only paid $35k for it though.

The issue is that I am receiving a lot of low ball offers, where agents say "you will make 100k on it anyway", as opposed to what I can really make (200k).

When we mention that we want to make 'low-ball' (albeit carefully calculated with investing in mind) offers and lots of them we don't get the hungry, enthusiastic response we have been looking for haha.Multiple episodes of the BP podcasts have individuals who have casually mentioned getting licensed like it's no big deal.  

And then figuring out a few things I can do that day to move the ball down the court.

The house that just sold that looks exactly like mine doesn't even have kitchen cabinets instead has shelves and I actually have cabinets and still find I'm getting low balled on the  appraisal.And to top it off there's a new home listing at the moment of another home in my neighborhood with the same layout of my house and is selling for 299,999 so why would mine appraised for way less??

Obviously, I don’t have a magic crystal ball so I cant perfectly estimate the cost of such expenses when they pop up but I can at least budget for them (which is the case in the example above).Regarding your second point, if the market is down, I could still hold the property.
