I hit it at 3 months shy of my 40th birthday.  

The guy goes into his car and starts looking for a business card - couldn't find one, I told the realtor "no worries, I'll send you his contact info" and that was it.Recently he told me he has his birthday this week.

I just had my 24th Birthday.

I know that things are BOOMING this time of year - I have family that visits in May every year for my son's birthday and sometimes they have a hard time finding a place to rent, even if they look super far in advance!

I think you have a good basis to ask for any additional premiums required to provide coverage due to perceived risks, my first thought is insurance should have already been adequate, a kid could have a birthday party and have more kids there if the house blew up, so I'm not sure that is really a measurable risk, but it could be agreed to.

I would strategically get pieces to a stereo, computer, tv system as a kid, asking for one piece each birthday and christmas for like 3 years before i had it all together.
