Hi Everyone, My name is Moustafa and since my wife and I just got married we are looking more into our future to be FI.

We signed on the dotted line and now that we are here the pm we are working with said that it needs way more work than anticipated.

Refinancing isn’t an option yet because of the way we purchased it (unless someone has a bank that will look at the deal differently) our original plan was to pay off our balloon in early 2027 when it is due which the bank will treat as a purchase and then we would wait until we are able to refinance so probably 2028 and then we could pull out a good chunk of equity at that time.

We negotiated a deal with the owner for 20% Equity, we are responsible for infilling the community as well as property management (which we also get paid separately for).

My wife and I are very interested in investing in another property as we are eager to expand our portfolio.

I'm speaking of co-living in a typical A or B level neighborhood house, so instead of a 20-25% down payment, we are speaking of a 1-5% down payment. 

Does that mean we are evil for for running a business?

Currently we are finalizing paperwork and figuring out what insurance we need and just trying to figure everything out all at once.

We are asking the current tenants to leave as the property is not in optimal condition we like to have our rentals and we would like to fix it up to increase value and rents.
