There is not enough words in the vocabulary to describe my gratitude to him.

Like buying some flashcards and getting all the vocabulary understood. 

You at least need to know the basic vocabulary and concepts, and have an idea about this market, before you reach out to brokers.And don't forget to research the brokers too.  

Even if you think that you will never be buying properties that big, you will get an education in how brokers think and speak, and it will quickly get you familiar with the vocabulary and help you sound knowledgeable about the field.  

While I did learn a lot at the event, I was a little overwhelmed with some of the vocabulary words they used.

Trying (a word Im aiming to rid from my vocabulary "trying") to stay positive among all this confusion is what gets me down the most... like I said just ranting probably no cohesions of thought but I known or at least I hope they have been other like me.

Speak clearly, slowly, and use vocabulary that your tenants will understand.

What follows is a simplified version that has been translated through my limited vocabulary and math skills.

First thing you need to do though is eliminate the words fix n flip from your vocabulary.  

I went through it years ago, and it's a good way to get familiar with some of the basic vocabulary and ideas of real estate.
