I'm more on choosing higher effort strategies (MTR and STR) to make sure that I get some cashflow on high quality properties.

What worked for me was focusing on building strategic relationships with top tier people (quality partners) who could complement what I brought to the table—sales, management, and execution.When you are approaching sellers for creative financing, leading with a clear value proposition (and CONFIDENTLY) is key.

The numbers may look good on paper, but the reality is very different-lower quality tenants, higher turnover, more problems and less money than you'd expect as a result.

Are their listings detailed with good-quality photos?

@Nicholas A. your shotgun approach has a high probability of getting the exact quality you put into it.95%+ of real estate agent, many of them posting they are "investor-friendly", only know how to deal with owner-occupied transactions. 

Neighborhoods there are usually in better shape (although Baltimore is very much block by block), and in my opinion, the quality of the tenant pool is much better.Oh, and great idea checking out the properties in person—the pictures you see on the MLS can be very deceptive lol.

Aside from being licensed in all 3 states what else should I look for in a good quality agent? 

I really want to find a Multifamily but I am having trouble finding quality properties that are currently on the market.
