First, find reliable local vendors—plumbers, handymen, etc.

We charge a transparent monthly fee for this and our digital property management platform - but we are not a local property manager.We also give owners the ability to use a repair triage service and our vendor network, or address repairs with their own handyman.Our goal is to make renting better for owners and residents.

(note not this one mentioned above) I will not do business with anyone who is not physically in the USA for vendor services or this type of program. 

They'll have all the connections to contractors and vendors you'll need to get the work needed done.

Assuming that every vendor involved is experienced and legitimate, then the turnkey house seems to have the least "risk" but also the lowest returns. 

It’s also helpful to build a small network of trusted vendors and tradespeople you can rely on for future projects.The BRRRR strategy can be a great way to scale, but I’d advise budgeting some extra cushion for unexpected costs or delays—it’s almost inevitable.

The company that did the repair is their "preferred" vendor for these things which in itself is not sketchy, but I don't think there is a way for me to know if it is a friends company or something.

You can get bids from several vendors in thsi space. 

I am a believer that you have earn the trust and respect of your local vendors as well.
