They are almost always a bit unstable and LOVE their stuff, you need to be very empathetic in your conversations about the house and his stuff.

This is an unstable person....multiple people have said they don’t feel “safe” around her...I understand about holding them accountable, but I also have actual fears that they know where I live.  

One thing you may think about doing is starting a process of debt consolidation into the riskiest properties in the most unstable locations (either physically or prone to stagnation or market turnaround). 

Sounds like there's Isn't a silver bullet that'll guaranteed which side the balance is going to tip when economy is unstable.
