It doesn’t matter whose property the tree is growing out of.....the tree “owner” doesn’t have any liability regardless (unless it was an obviously unhealthy/damaged tree and they did nothing after being notified).....the total responsibility lies on the affected/damaged  property owner.

As for the plumbing issue, and unhealthy living conditions, I don't know your responsibilities.

I don't know why this fascinates me so much (and I recently pitched a reality tv producer about it - with a charity bent to it) but the idea of turning a certain sum into a much larger sum in a time frame captivates me in an unhealthy way.

In spite the tenant left and turned on the water full blast until the well went dry and the septic was overflowing into the yard, then called the municipal authorities to report to report a unhealthy sewage spill.

So much so I think its unhealthy for her.
