I made money via appreciation (and ultimately did well), but the rental income was, at best, treading water.If you’re up for the management challenge, buy right, and have a longer term horizon, I think you can do OK but it may be worthwhile to wait for the market to cool down a bit.

People just highlight one, usually :)   Agreed,I will tread lightly and I have real affordable houses about 30 minutes from me.Plan is to start with some flips then take profits into rentals slowly.

I would strongly recommend having a real estate-focused accountant look at your situation and prepare your taxes for you, as you are now treading into complicated waters where you can get yourself into trouble if your not careful!
