I think it's tough to find a good BRRRR deal on market.

ACM (Asbestos Containing Material) abatement is a tough one because often you won't know (outside pipe insulation & 8x8 tiles which I can spot and point out with no testing).

Based on what I am seeing Ft Myers and Lehigh and not doing well.Cashflow has always been tough in most areas of FL, SWFL is no exception.

The 2008 timeframe was different and in situations a lot harder than now, but this market will shape a lot of investors that found their new market, product to focus on, and/or to dive in deeper when times get tough.   

Socal is tough to find investment properties that work.I have a great realtor in Sacramento that can find properties that cash flow.
