I had to deal with a lot more issues than I've ever had in non-S8 rentals like extensive property damage and also bed bugs, roaches, drain lines completely clogged up by grease (I learned what sewer worms are, look it up), spray paint art on walls and food on ceilings, noise complaints, police at the property, removing dead bodies, etc.  4.

I know others who have also found using spray paint works to seal in stains.

It's not spraying or broken.  

On a clear day and with tenant notification, get a hose on the outside and spray it at individual windows and doors in the suspect rooms. 

Borrego Springs had an incredible super bloom this spring.The Salton Sea area has an air pollution problem from chemical spraying from nearby farms and the town surrounding the sea is very run down.

So what I'm saying is just loading up your Gatling gun with money and spraying it at the problem may have little effect if the committee is hard-nosed to you personally, alcohol establishments, or just everything in general.

You can spray over cleaner on those, and hose off.

I've worked on repairing two houses this year that had small fires and both of them were saved because the pex lines melted and sprayed the fires down.
