So this went back and forth between lawyers and nothing happened, dead silence again for another month UNTIL 8 days before closing with the other buyer. 

Which brings me to a central point of my frustrations: my contractor is super slow to respond and at times I can go weeks with radio silence from him.

So instead of focusing what you should find first... you focus on both.If you find a buyer and have no deal, no big deal.If you get a contract signed but no buyer, no big deal ... as long as the contract is a good dealI really hope this will FOR EVER silence that stupid ridiculous debate on whether to find a buyer vs seller first.

During the 2 weeks of radio silence, I've since learned that they had told the current owners that they had a lease with me and would be staying.

If there is still radio silence, I will start the process.

I have been pursuing this dream pretty much in silence determined to avoid the naysayers and the negativity myself.
