You'll have to sift through plenty that don't have equity, but it isn't worth the time to try to figure out which those are ahead of time.

If you have a little extra cash you can always set up a VA (virtual assistant) to handle many small tasks that are involved in sifting through the rubble to find a great deal.

Not saying you won't find good tenants, but you will likely have to sift through to find them.

@Lydia Bolling most of the hard work can be done anywhere you have an internet connection so your lunch hour and after the kids go to bed are perfect times to do research, if you don't have enough time maybe the solution is to narrow the search so that you have less properties to sift through

If it’s on the mls it is probably not a good deal  I've found good deals on MLS, just lot of ones to sift through.The ones with messed up sqft or fell out of contact can increase your chances of getting a deal.

@Dustin Gale Thank you for this Dustin, there are so many that I have trouble sifting through them, and I'm a little too A.D.D. to listen and focus on them while I work.
