For thickness of insulation reasons, 2x6 studs against the outside wall would be best, or 2x4 studs and spray foam insulation (R=19 or 21) (R=13 in a 2x4 stud would be OK.)

But they have no website they have no license and they do not market its all word of mouth.Whats happened basically since the GFC is that HML s  have started to market themselves as PM lenders with the Rouse that they are private there for to the layman borrower that means cheaper rates and easier qualifying.. 

You can seal the holes with foam that has rodent kill.The problem with poison is that the rodent might die in a hidden place - like inside a wall.  

At scale you could maybe shave a couple thousand off, but end of day this is still site-specific construction prep.In terms of a business plan, $25k horizontal + $25k vertical and sell to the homeowner for $100k installed is still a solid value proposition for both parties. 

Interest only you will be paying points upfront as every lender has fear you will early pay them off, and once you calculate those points even over 60 months the rate is higher.You are looking to shave off costs to make it cash flow?
