They love to talk about his great forms and how the members "feel like a family," but you rarely find anyone that's done a single deal on their own.

So feels like a roll of a dice to me. 

Then, over time, probably a few months, start to determine who you would feel comfortable doing a deal with.

I would say you're rolling the dice with that neighborhood and the street trying to push LUX.  

I'm new to house flipping and feeling a bit apprehensive about moving forward with my first deal.

I’ve done my research with (reading books, podcasts, etc) but still feel like I’m not doing enough.

June rolls in and the work was still not where we needed it to be.

Not sure if that's much help other than to let you know you're not alone in feeling that way as a newbie.

STR feels more like a strategy to break even or eek out a meager return on a great asset than a strategy to cashflow.
