My client's have been happy with the draw process and response times as well.

@Craig Daniels -while I do agree with others that 30% down for $175/mo cashflow is not a good investment, I will present a slightly more positive response.

Even if it is NNN, are their certain Capex items that you are responsible for?

We already have a monthly exterminator service and provided a pest control kit, but the tenant still complains about the roach issuehe has been very good tenant past few year, however i am not very happy about his response this time.
