Start with Zillow and Facebook for market research.

My research has resulting in understanding that REP status can be used to take losses in STR property against other active/non-passive income (such as w2), however there is a qualification of material participation. 

I think my own research says that I cannot reap the benefit because you would have to have put the property into a fund upon purchase.

We have done a ton of research about phoenix and it seems like a good area as the unemployment rate is low and population is increasing.
