If you went to a surgeon, do you think they would recommend a surgery? 

Personally I am thinking 1c.

They do a good job of regularly releasing episodes and they frequently talk about starting out with their initial capital pool and growing their business. 

This is an option to consider and many larger banks/credit unions and nationwide mortgage lenders have released new loan programs allowing 2nds, HELOANS and HELOCS.

If I refi cash out I can probably only get about $50k out of the investment property, any ideas on another way to get the amount I need that I may not be thinking of?

It's mostly a joke.I think it did good - the influencer who opines regularly on cap rates, interest rates, the Fed, inflation, and is generally an economist, or even a bit of a philosopher, probably does alright! 

If one plays thinking they can cookie cutter yester-markets plays, it's just not gonna work.

Are you thinking about managing versus a property manager or are you also thinking of selling as well?
