One thing I do immediately is go to the registry of deeds and look up anything I can on the property--what the current mortgage amt is, what the terms are (if included), any liens (current and discharged).

It certainly is/can_be unlawful to make _commercial_ calls to those on the do not call registry.  

I am not sure why yet , but when the Deed is posted on the Registry of Deeds website,, I will probably know.
