What is the key ingredient to consistent deal flow and getting them closed no matter the climate of the market?

@Brent Watanabe in my opinion, the property manager is the key ingredient in a successful out of state investment recipe--they already have a network of contractors, handyman, know how to vet them and negotiate pricing and plus they have access to deals--many times clients are selling or changing up their portfolios, and you have to be a broker to be a PM. 

I'd much rather that large hot with 3 creams from McDonalds.My bet (and I reserve the right to be wrong) is that the most important ingredient in a gourmet shop is marketing. 

Of course, the main ingredient is not requiring a down payment, without a doubt the feature with the most impact.

When that gets mentioned it usually ***-u-mes that you've been networking diligently and have built up a stable of private lenders or connections to them, and/or that you have the savvy to be able to use hard money lenders safely and effectively.One philosophy is that if the deal is good enough to attract money partners and private lenders it has all the necessary financial "ingredients" to be profitable.

This has been the key ingredient on how I accumulate 20+ loans.  

Look for mold killing products that use different ingredients than the bleach.

You might factor in the other ingredients before you buy appreciation, depreciation, and my favorite owing less!

@Tyisha G.On top of what has already been said here, I think there are two essential ingredients for working with turnkey companies.1. know your criteria, if the property doesn't meet them, walk away.
