High-tech Labor demand has been so strong in Austin that there has been a high-tech labor shortage, causing many Austin technology companies to have to begin poaching talent from other Texas markets and Silicon Valley’s technology focused labor pool.

It reminds me of how wealth management companies poach young finance professionals for their connections to wealthy family members.

All the motivated sellers you need are as close as your finger tips or your phone.In my opinion all sellers are motivate to sell if it is listed' expired listing or FSBOs and there are tax sales poaching, foreclosures, public auctions and rent court leads.

And that second realtor has just poached a commission check.

On the mortgage side of things, (B) is presently gobbling up market-share at the expense of (A), while CEOs of large depository institutions acknowledge openly that they suck at mortgages (the (B) places poaching top talent from the (A) places does its part too :P ).There are outliers and lawbreakers, but rates got relatively flat after it became unlawful for the mortgage loan originator (regardless of title) to get paid more or less depending on your particular interest rate.

It's tough out there and I've been just trying to poach things off MLS but everything has been getting eaten up so fast.
