I'm trying to pinpoint emerging markets in the US that have good potential for real estate investing and I'm looking for a good demographer to help.  

Based on the above, flipping sounds out of the question but until you really pinpoint an ARV here its difficult to say what the best case scenario may be.  

When ever i speak on investing out of yonkers I really can't pin point a place besides saying it's all about the deal finding a good deal then it would be the place for me its all about the numbers making sense having that right return on investment.

@Cassandra Scalise 60628 has a few different neighborhoods that do create a range of comps making it tough to pin point.

@Wiley D'SpainYou don't need to be an agent to get started in real estate investing, but if you want to become an agent I can't imagine it taking 2 years to complete the training.Before asking yourself if being an agent is necessary I think you need to pinpoint your goals and work backwards to see what's the best path.I hope this helps.
