The agent said to put in 10% EMD but "don't send it to an escrow, just write up a check, make a photocopy of it in the package" and send it in.

It is a form you can only get from the court - they emboss it with a seal to prevent people from photocopying.2021-02-01    filled out eviction form and submitted to Sheriff's Office to serve on tenant (Summary Process: $43.70 debit/credit - partly based on distance to location).2021-02-04    Eviction form served on tenant by sheriff's deputy and return added (large sticker with deputy's sworn affidavit of service) to back of eviction form.2021-02-04    filed eviction form/case with sheriff's return affidavit of service at Housing court ($135 check).

I cannot stress this enough... take it easy, If they are paying and good tenants- leave it at that until the moratorium is over and the backlog is down.I speak from the experience of inheriting horrible tenants with some crappy "one page photo-copied-fill in the blanks lease" which each was violating in one way or another.

I assume that for:Title/deed to the property which the title company mails after closing -- the county maintains the official record, and I assume this is a just a photocopy anywayInsurance policy -- you can always go online and get thisLoan and purchase paperwork -- as long as you have a record of your closing disclosure, all the other forms you sign for buying/financing are mostly fillerCurious to hear what others do with all these dead trees.

Finally, I once saw someone use photocopying process, using yellow lined paper, that was 95% convincing, and that makes people feel you're not just marketing to hundreds of folks at a time.

There is a standard lease drafted, and then that template is photocopied for each tenant.

Because they 1) didn't do the work, 2) they did the work but not in a way they or anyone would stand behind, or 3) they did the work correctly in a way that will last for years and are simply refusing to show you because Suite 105 still insists on growing beautiful flowers in pots that clash with the new trim color and the photo copier is broke again.
